Historic 80-Acre Irish Estate Designed by James Gandon Lists for $10.9 Million

An extraordinary 80-acre estate in Elmsworth, located approximately 12 kilometers north of central Dublin, has been listed for sale at €9.25 million (about $10.9 million). Known as the only private residence designed by acclaimed architect James Gandon, the property reflects the neoclassical style that characterizes some of Dublin’s most iconic buildings, including the Four Courts and Custom House.

Constructed in 1794 for banker James Woodmason, the villa showcases Gandon’s signature elements such as elegant symmetry and curved internal walls. A notable feature of the estate is a now-blocked tunnel that once connected Elmsworth to the neighboring Abbeville estate. This half-mile passage was reportedly built during a time of civil unrest, serving not just as a means of transportation but also as a security measure.

Restoration and Modernization Efforts

The current owner, a businessman based in Dublin, acquired the estate in 2013 and has since dedicated significant resources to restoring and expanding the property. Collaborating with award-winning architectural firms Henry J. Lyons and Ventura Design, the aim has been to preserve the estate’s historical charm while modernizing its facilities.

The main house now spans over 7,100 square feet, featuring five reception rooms and four uniquely styled bedroom suites. A standout addition includes a contemporary kitchen and lounge area, characterized by soaring ceilings and glass walls that seamlessly connect to the outdoor terraces. The kitchen, designed by Andrew Ryan, is equipped with custom features, including a hidden bar and a glass panel in the floor that reveals the original water well from the estate.

The primary suite boasts a private staircase leading to an elegant bath with double marble vanities and a walk-in shower. Additionally, a converted coach house serves as a guest residence, offering two bedrooms that maintain the same high standard of finish as the main house.

A Private Retreat with Extensive Amenities

The estate is designed not only for living but also for leisure and wellness. Outdoor amenities include a heated swimming pool, jacuzzi, and multiple BBQ areas, alongside a covered pavilion equipped with infrared heaters, surround sound, and an outdoor television. Sports enthusiasts can enjoy a tennis court, padel court, astro pitch, and a dedicated golf practice area. Additionally, the estate features woodland walking trails, a serene lake, and 17 acres of landscaped gardens.

The remaining 58 acres of the estate are designated for agricultural use and are currently leased to Teagasc, Ireland’s agriculture authority, ensuring a protective greenbelt around the property.

Historical Significance and Notable Residents

Elmsworth has a rich history and has been home to several prominent figures over the years. In the 1930s, it was owned by John F. Maguire, who led the Brown Thomas department store. There are also rumors that actress Grace Kelly was photographed by the pool during a visit. Other notable residents include newspaper founder Gerry McGuinness and Noel Corcoran, a tax adviser to businessman Tony O’Reilly.

James Butler, a property agent at Savills, describes the estate as one of the most remarkable homes to come to market in Ireland in recent years, highlighting its blend of heritage, privacy, and design pedigree. Located just 15 minutes from Dublin Airport, Elmsworth offers a unique opportunity for potential buyers seeking a luxurious retreat in a historic setting.
