Fisher Island, located off the coast of Florida, has officially been named America’s most expensive ZIP code for the first time. In 2025, the average sale price of residences on the island reached a staggering $9.5 million, according to data released by Property Shark, which provides an annual overview of the country’s most costly neighborhoods.
The exclusivity of Fisher Island is underscored by its residents, who are required to pay a hefty $500,000 membership fee. In addition, they contribute $40,000 annually for a variety of amenities. These include access to a golf course, a deepwater harbor, a private primary school, and tennis courts. The island offers a unique blend of seclusion and proximity to downtown Miami, making it a desirable location for affluent buyers.
California Dominates the Luxury Market
While Fisher Island has claimed the top spot, California remains a dominant player in the luxury real estate market. Approximately 61 percent of the neighborhoods on Property Shark’s list are located in California. The San Francisco Bay Area boasts the highest number of expensive ZIP codes, with 32 entries, although this figure is lower than pre-pandemic levels.
New York experienced a quieter year in the luxury market, featuring only 15 ZIP codes in the top 100, with just three located within New York City. Nevertheless, New York still holds the third-most-expensive neighborhood in the United States. Sagaponack, with an average property value of $5.93 million, continues to attract high-net-worth individuals.
Shifts in the Luxury Real Estate Landscape
Fisher Island’s rise to prominence dethrones Atherton, California, which held the title of the most expensive ZIP code for eight consecutive years. Atherton saw an average property value of $8.33 million, placing it in second place. Overall, the number of ZIP codes with average values exceeding $5 million has doubled from the previous year, reaching a total of 10 across 15 states.
This remarkable shift in the luxury real estate market highlights changing trends and preferences among affluent buyers.
