The City of Fort Worth has inaugurated the Palladium Oak Grove, a new apartment complex designed to provide affordable housing options for residents earning between 30% to 80% of the local median income. This substantial investment of $58.4 million aims to address the growing need for affordable living spaces in a city where housing costs have surged.
Palladium Oak Grove features a diverse range of units, offering one- to three-bedroom apartments. The one-bedroom apartments measure approximately 751 square feet, while two-bedroom units span around 950 square feet. The three-bedroom options extend to 1,154 square feet, catering to singles, couples, and families seeking accessible housing solutions.
Community Impact and Financial Support
The complex occupies 9.85 acres and includes about 214,837 net rentable square feet of residential space. In a press release, District 9 Councilmember Elizabeth M. Beck emphasized the significance of this initiative, stating, “Investment in high-quality affordable housing is a priority for the City. I appreciate having a partner in that mission with Palladium.” This sentiment reflects the community’s eagerness for solutions to the housing affordability crisis.
The financing for Palladium Oak Grove has been a collaborative effort involving various stakeholders. Funding sources include the Texas Department of Housing and Community Affairs through its 2022 4% Bond Housing Tax Credit program, tax-exempt bonds, and tax credit equity. Specifically, the development benefits from $25.6 million in tax-exempt bonds acquired by Cedar Rapids Bank & Trust and $23.3 million in tax credit equity from PNC Bank. Additionally, the City of Fort Worth contributed $1.2 million to support this critical housing project.
The involvement of the Fort Worth Housing Finance Corp. as a general partner further demonstrates the collective commitment to enhancing affordable housing availability in the region. This collaborative funding approach underscores the importance of public-private partnerships in addressing housing needs.
