Developers have submitted a revised application for the housing project known as Newtown in Los Gatos, reducing the proposed units by two-thirds. On November 13, 2024, the Green Valley Corporation, in collaboration with Swenson Builders, introduced a new plan called “Residence at Newtown.” This revised project aims to transform approximately 3.86 acres of underutilized commercial property located at 15495 Los Gatos Blvd. into a residential community.
Originally, the developers sought to construct two apartment buildings comprising a total of 238 units, with 48 units designated as affordable housing. However, significant concerns arose regarding the project’s compliance with local zoning regulations. The town staff determined that the initial proposal exceeded the density limits established by the town’s General Plan, which allows a maximum of 20 dwelling units per acre. The initial plan’s density reached 61.7 dwelling units per acre, prompting the developers to revise their approach.
New Project Details and Community Features
The new plan significantly reduces the number of residential units to 80 three-story townhomes, distributed across 10 buildings. Of these, 33 will feature three bedrooms, while 47 will offer four bedrooms. Each building is designed to reach a maximum height of 40 feet.
In addition to housing, the project aims to enhance community spaces with landscaped paseos, walking paths, and outdoor gathering areas, including barbecue spots and a dog run. The developers intend to incorporate architectural elements inspired by Craftsman and Farmhouse styles, creating a visually appealing residential neighborhood.
In their project description, the developers stated, “Residence at Newtown redevelops an underutilized commercial property into a thoughtfully designed residential neighborhood that aligns with the town’s housing and design objectives, enhances the streetscape along Los Gatos Boulevard, and provides high-quality housing opportunities consistent with local and state housing policies.”
Next Steps for Approval
Before the new proposal can advance, it must undergo a thorough review by the town planners. Following this vetting process, the application will be presented to the planning commission and the town council for final approval. The developers are optimistic that the revised project will meet the necessary requirements and contribute positively to the Los Gatos community by providing much-needed housing while respecting local regulations.
