The focus of the Wooten Station development is to provide accessible starter residences for young professionals, including nurses, teachers, and engineers, who often struggle to find suitable housing in the area. “We have a lot of talent here, but it’s challenging for them to find a neighborhood where they feel at home,” Patel explained.
The development will feature one- and two-bedroom units averaging between 800 and 1,000 square feet, equipped with amenities such as a dog park, a resort-style swimming pool, and mixed-use spaces designed for social interaction. “This is about more than just living; it’s about fostering connections,” Patel emphasized.
Initial reactions from community members were mixed, with some expressing resistance to change. However, local officials have shown overwhelming support, recognizing the positive impact on the community. “We’re thrilled about the potential to improve our area,” Patel stated, highlighting the collaboration with Leesburg leaders.
The Wooten Station project is named after Leesburg’s original name and aims to address the pressing need for housing that caters specifically to younger demographics. Patel notes that by attracting an additional 250 young professionals each year, the region can reverse its population decline and stimulate local economic growth.
With plans to finish the entire development in two years, the Wooten Station will not only provide much-needed housing but also invite new businesses to the area. “We’re already in talks with a prominent restaurant owner interested in establishing a location nearby,” Patel added.
