On March 11, 2024, construction officially began on two affordable housing developments in southeast Austin, marking a significant step towards addressing the area’s housing needs. The projects, named Sycamores at Pleasant Valley and Willows Crossing, will collectively introduce approximately 110 new affordable apartments, townhomes, and condominiums to the Dove Springs neighborhood. Local leaders emphasized that these initiatives were designed with substantial input from residents, aiming to provide working families with access to stable housing near essential amenities.
Ofelia Zapata, a community organizer in Dove Springs, expressed her optimism about the projects, stating, “It was a neighborhood that’s been neglected and lacked city investments. We wanted to make sure people had options. Not everyone wants to be a homeowner. Having the option to be a homeowner or to be a renter is to accommodate the community.” This sentiment reflects a growing recognition of the diverse housing needs within the region.
Details of the Developments
The Sycamores at Pleasant Valley complex, located at 5900 S. Pleasant Valley Road, will feature 75 apartments. Among these, 19 units are reserved for households earning at or below 40% of the area median family income, while 56 units are designated for those at or below 50%. The development will include one-, two-, and three-bedroom units, as well as amenities such as a rain garden and a mural created by a local artist.
Meanwhile, Willows Crossing, situated just east at 5901 Drowsy Willow Trail, will comprise 38 homes developed through Austin’s Community Land Trust. This initiative ensures that the homes remain affordable for at least 99 years. The community will consist of one- and two-bedroom condominiums, alongside 14 townhouses. Notably, ten units will be allocated for households at or below 80% of the median family income.
Construction Timeline and Community Impact
Construction on both sites is set to commence this month, with the anticipated move-in date for residents projected for 2027. The developments aim to revitalize a neighborhood long overlooked in terms of city investment, potentially transforming the housing landscape for local families.
